Community Members Weigh In on Durham Neighborhood Housing Shifts
Redevelopment projects across several districts draw local attention as units come online and new phases advance.

The Durham Housing Authority finished redeveloping the 519 E. Main and Liberty Street site in May 2025, delivering 538 mixed-income apartments that replaced 214 public housing units and reached full occupancy.
These projects arrive amid ongoing city efforts to adjust housing stock in established neighborhoods, where older sites give way to new construction that mixes income levels and unit types.
Hayti District Projects
Construction continues on the 565-unit Fayette Place project in the Hayti District. The first phase of 252 income-restricted apartments broke ground in 2025, while a second phase is planned for 270 multifamily units plus 43 affordable single-family homes. The Villages of Hayti component, located on the former Fayette Place site along Merrick Street, targets households earning 30 percent to 80 percent of the area median income.
North Side and Other Sites
On the north side of Durham, the former Northgate Mall site is advancing with Target as an anchor tenant. Nearby, Vera Trinity Park is slated for a new luxury apartment complex with three- to five-story buildings. Near L.A. Park, plans include a Publix grocery store with mixed-use elements and 176 TriPoint Homes townhomes, some designated affordable.
The completed 519 E. Main and Liberty Street project provides one concrete benchmark: 348 of its 538 units are affordable and 190 are market-rate. Residents in surrounding blocks have tracked how these replacements and new builds alter daily access to housing in their immediate areas.
Additional phases remain in planning or early construction, giving community members in the Hayti District and north Durham further opportunities to follow changes at the street level through public updates from the Durham Housing Authority and city redevelopment records.
