First-time buyers accounted for 38 percent of Durham home sales in the second quarter of 2026, up from 29 percent in the same period last year, according to county deed records compiled through June 30.
The increase arrives as mortgage rates hover near 6.4 percent and local inventory has climbed to 2,150 active listings, giving newcomers more choices at lower price points than they saw in 2024 or early 2025.
Activity has concentrated along Ninth Street near the Brightleaf Square district and in the Old West Durham area around the former tobacco warehouses now converted to lofts. The Durham County Homebuyer Assistance Program has issued 47 forgivable loans since January, with many directed at properties priced under $310,000 in those two zones.
Another cluster of first-time contracts appeared on streets such as W Club Boulevard and Holloway Street, where small 1940s bungalows have sold after an average of 18 days on market. Local real-estate agents report multiple offers on homes listed between $265,000 and $295,000, a band that barely existed six months ago.
Median sale prices for homes bought by first-time purchasers reached $278,400 in June, a 4 percent drop from the $290,200 median recorded in December 2025. The Durham Association of Realtors data also shows that 112 such transactions closed last month, the highest monthly total since March 2023.
Buyers who want to act before the fall semester at Duke University begins should contact the county program by July 25 to lock in current assistance levels, then schedule inspections on any property under contract within the standard seven-day window.
